SoLa Impact Fund is a double bottom-line fund, founded with the express strategy to produce market returns for our investors while revitalizing historically tough urban areas in the United States. Affordable housing is one of the most pressing social issues of our generation – has an incredibly broad impact from health and safety, to income-inequality, race issues and even on the long-term competitiveness of the US economy.    Our strategy is to find intelligent ways that private capital can create high quality, yet affordable, urban housing.  In the process, creating jobs, revitalizing neighborhoods, empowering the less advantaged and changing lives.   We believe the motto of "Doing Well by Doing Good" encapsulates SoLa's, and our investors operating philosophy.

    We have spoken of it often, but yesterday we got to witness it firsthand. Joined by Live Nation Entertainment CEO Michael Rapino and Jolene Rapino, and Ali Harnell of Live Nation Women, we “performed” the groundbreaking of The SoLa Technology & Entertainment Center Powered by Live Nation Entertainment. It was simply put – incredible! Housed on the ground floor of SoLa’s defining “Crenshaw Lofts” project, the new Tech Center will be seen by millions of Angelenos, visitors, and tourists commuting by the Los Angeles Metro Green line. More importantly, it will serve thousands of young people in the community. This project would not have been possible without the support of LA City Council President Pro Tempore Marqueece Harris-Dawson (CD8) and President of the Los Angeles Department of Water and Power Board Cynthia McClain-Hill. They moved mountains and catalyzed Project Powerhouse, which ensured equitable and critical infrastructure upgrades in the Crenshaw district. Next year, we will have the opening of the state-of-the-art community learning center on the ground floor of Crenshaw Lofts. In partnership with the #SolaFoundation and aligned with #DestinationCrenshaw, led by Jason Foster, we continue to create economic and educational opportunities, especially in the tech and creative sectors. Special thanks to Christopher MontesRoger Arenswald, and Keaton Merrell of Walker & Dunlop and Jesse Levin of The Standard as our debt and equity partners at Crenshaw Lofts, a 195-unit mixed-use project coming in late 2024. Thank you Congresswoman Sydney Kamlager-Dove for your critical support, which underscores the value of public and private collaboration in this project.     SoLa Impact is honored to receive the Community Impact Award at the Los Angeles Business Council Award Ceremony. It has particular meaning to be recognized jointly by LA’s new Chief of Housing and Homelessness, Lourdes Castro Ramirez (pictured) as well as Amazon. This accolade recognizes the work SoLa Impact has done in South LA and particularly, its Beehive campus, which has become a catalyst for community engagement and economic development. Special thanks to Mary Leslie, President of the LABC, for a memorable evening. A nod to keynote speaker Jeanne Gang, whose insights on architecture's role in fostering public awareness and catalyzing change were truly inspiring.     Esports and esports management is a multi-billion business within the $56 billion dollar video game industry, and one of the fastest growing, most dynamic sectors in tech and entertainment. Partners such as Los Angeles Football Club (LAFC) and Riot Games understand the importance of ensuring the participation of Black and brown young people to not only be e-sport athletes but also leaders and innovators of industry and role models for future generations. Our recent event in collaboration with the Los Angeles Football Club (LAFC) at The SoLa Tech and Entrepreneurship Center, powered by Riot Games was an exhilarating 1:1 FIFA face-off featuring Kellyn Acosta and Erik Duenas! Kudos to the SoLa Tech All-stars who played a pivotal role in the production, gaining firsthand experience in setting up a live esports event and interacting with the players.     SoLa Impact is thrilled to announce that we’ve received our eighth Certificate of Occupancy of 2023, for our latest building on Martin Luther King Jr. Blvd, located near Exposition Park and the University of Southern California. Thanks to our partnerships with HACLAPATH , Los Angeles County Development AuthorityHOPICS, and Volunteers of America Los Angeles, this 29-unit building was fully leased at TCO and occupied shortly thereafter.  It's now home to many individuals and families who formerly were experiencing homelessness. At SoLa Impact, we remain steadfast in our mission to combat the crisis of homelessness. This problem can be solved! Or at least significantly mitigated. But we must increase the supply of housing and we must dramatically reduce the COST and TIME of bringing units online. Despite high-interest rates, despite increases in construction costs, despite the many painful setbacks and headaches, we continue to excitedly move forward with over 30 new construction projects. We are pleased to be working closely with Los Angeles Department of Water and Power and the City of Los Angeles Department of Building and Safety to ensure every construction project is carried out efficiently, cost-effectively, and reduces LA’s carbon footprint. As we forge ahead, our commitment to affordable housing and to Los Angeles only deepens. #SouthLA #Affordablehousing #SocialImpact

    The Los Angeles Fire Department is comprised of remarkable men and women who tirelessly and selflessly serve our communities every day.  Therefore, we were pleased to receive a “plaque of appreciation” from Firehouse 33, recognizing the partnership between SoLa Impact and the Los Angeles County Fire Department. Over the years, we have worked closely with the LAFD to ensure not only our buildings are kept safe – identifying corrections before they happen, but have also offered our “to be demo-ed” buildings for the LAFD to train and use for their required exercises. Today, the plaque holds a special place in our office, serving as a constant reminder of our shared values and our mutual dedication to the safety and well-being of our community. #SoLaImpact #LAFD #SouthLA #LosAngelesFireDepartment

    Black and brown communities are often an afterthought in the discussion about climate change. Yet the aging, inefficient housing stock concentrated in our communities is one of the worst contributors to GHG emissions. The electrical infrastructure in low-income communities lacks adequate investments and needs to be significantly upgraded. At the same time, we cannot expect low-income communities to disproportionately bear this cost. Therefore, we appreciate when leaders like Cynthia McClain-Hill, President and Commissioner of the Los Angeles Department of Water and Power, catalyze important initiatives, such as Project Powerhouse, thus lowering the cost of construction of affordable housing units. SoLa’s “Making Black and brown communities green” initiative is about ensuring that the clean energy and climate transition serves all members of society as it relates to financial outcomes, air quality, and access to open space. It's about environmental justice. In 2021, SoLa Impact won a significant grant from the California Energy Commission (CEC) to design a mixed-use net zero affordable housing community. SoLa, alongside GenslerBuro HappoldLogos Development and Pastor Martin C., Immanuel Baptist Church, and USGBC-Los Angeles, recently submitted our designs to the CEC for Part 2 of the grant to complete the build-out of this resilience hub and affordable housing community. The project is a mixed-use, resilient, net-zero affordable housing community located on church-owned land in Compton, California -- one of America’s most notorious and underserved cities. The two-acre ground-up development features 73 affordable rental units, 10 for-sale affordable townhomes, 10 affordable ADUs, and a state-of-the-art 10,190 SF resilience hub. The resilience hub consists of a community center, indoor and outdoor daycare, as well as a multipurpose facility that will provide community-tailored programming (vocational training, mental health services, etc.) as well as a House of Worship for the Immanuel Baptist Church. Equipped with a grid-interactive microgrid, PV solar, and batteries, the entire community will have net zero energy and operational GHG emissions while being able to island from SoCal Edison’s grid for up to three days during power outages.
