On Monday, Robin Hu, Chair, Asia of the Milken Institute, led a delegation to Malaysia for a series of high-level meetings and strategic convenings to foster closer collaborations and engagements with key stakeholders in the region. As part of the trip, Robin and the Asia team hosted an exclusive dinner roundtable featuring top Global Capital Markets Advisory Council (GCMAC) members, institutional investors, capital owners, and asset managers in Malaysia. At the dinner, Robin guided the conversation as the anchor speaker, and shared his perspectives on China’s economic performance and outlook, investment trends and opportunities in ASEAN markets, navigating geopolitical trade risk, AI, sustainability, and more. The dinner served as a platform for open discussion on Malaysia’s untapped potential and opportunities, challenges and pitfalls to avoid, and ways to capitalize on Malaysia’s cutting-edge technology & finance infrastructure. 2024 was PGIM’s ninth year sponsoring the Milken Institute Global Conference and with another one in the books, I thought I would share a few quick takeaways. The dominant theme of the conference was clearly the large and critical role that private capital plays in the economy and now increasingly for the world’s investors and asset managers.  While there was much hype and hockey-stick projections in public, in private there was hard-hitting discussion of the varied challenges faced by each asset class. For private equity, the tension could be felt around the monetization of current investments and the pressure on future returns as the pile of dry powder awaits use. For real estate, most investors are very concerned the current real economics of the properties are not yet fully reflected in the fund marks, and are waiting before jumping back in. But demand remains robust in some regions (Asia) and some specialty areas like data centers and workforce housing. The outlook for private credit was much debated, with investors feeling the market was growing but also maturing.
