Land development is a complex process that requires a lot of knowledge and preparation. It's like waking up on Mars - a completely different animal than living on Earth. You need to understand the relationship with city governments, permitting processes, and the amount of time it takes to complete a project. I recommend tripling the estimated time for land development. You also need to consider the financial resources to extend loans for the duration of the project. Additionally, you must be aware of the political environment and the potential for people to oppose the project due to personal interests. As an example organisations regularly have ground maintenance contractors cutting grass, but they might not necessary know who is responsible for the land. Cutting the wrong land can be costly. The HMLR inspire index polygons show the indicative extent and position of registered freehold properties in England and Wales within Local Authority boundaries. The example attached has taken the EPC ratings from day 1 and attached them via a spatial expression to the Land Registry Polygons, therefore providing greater spatial insight into the current EPC ratings based on the extents of what could be an organisations land ownership.
