A lot of new communities and big houses in Venda and other former TBVC states (Transkei, Bophuthatswan, Venda and Ciskei) are built on tribal land or tribal land now developed in partnership with municipalities, l have seen some good work at Thulamela Municipality and Polokwane where we do business, While the unbundling of tribal land has contributed to this growth, it's important to note that most of this properties because of being on tribal land do not have title deeds and some no municipal plan approvals, and therefore not bondend, very good because they do not owe the bank - But it denies the owners an opportunity to use the property as equity when getting a loan to maybe start a business, also to note that Many small businesses are also growing on tribal Land than municipal land, there is a whole small business sector that start within one day there - they are thriving on tribal land because there are no rates and taxes and municipal regulations, Let's hope that municipalities will prioritize matching developments with roads, water and electricity and street lights, and also rezone them to up the value, I can say one of the biggest property growth and small business development for black people that happened after 1994 is on tribal land, and must be formalised and supported with rezoning and community infrastructure by the municipality.
