Overview: Work closely with SVP, Project Leads, Owners & Director of Leasing Operations on all mixed-use projects; sourcing new deals, executing tenant renewals, touring prospective tenants, and building the occupancy rates of the projects; all while maximizing returns by meeting/ exceeding underwritten rents, rent commencement dates, TI allocation, and executing on desired tenant mix.


KEY RESPONSIBILITIES

  • Execute revenue and expense strategy optimizing each mixed-use asset and executing on company and project goals.
  • Partner with SVP/Owners/DLO and executive team to design, develop and execute short-term and long-term leasing strategy with clear goals and deliverables for mixed-use assets.
  • Work closely with SVP to develop, communicate, and execute mixed use leasing strategy, merchandising plans, targeted tenants for mixed-use assets.
  • Source, negotiate, and execute leases within the portfolio.
  • Responsible for occupancy rates across the mixed-use portfolio.
  • Represent the company as a best-in-class executive when it comes to retail/mixed-use leasing by being prompt to respond to all inquiries and using effective follow up strategies.
  • Nurture strong relationships with tenants/prospects/brokers in the retail and mixed-use market
  • Responsible for prospecting strategies for new national and regional tenants for mixed-use projects (cold calling, ICSC, networking events, coffees, dinners).
  • Maximize occupancy and financial performance of all properties.
  • Partner with Marketing and Asset Management to cultivate and build a strong pipeline of qualified leads.
  • Responsible for effectively managing and directing all leasing activities in the market.
  • Accurately and timely, input all deal information for all mixed-use assets into Yardi Deal Manager (software M2G utilizes to monitor leasing activity).
  • Negotiate and review lease agreements, work letters, and letters of intent for mixed-use assets.
  • Interface with existing tenants regularly and serve as main point of contact for lease renewals, property issues, capital improvements, etc.
  • Prepare all external leasing reports which include a competitive set, comps, and hit lists (inquiries, tours, LOI's, leases).
  • Complete weekly mixed-use internal leasing report and agenda's for leasing meetings with external partners for mixed-use assets.
  • Remain aware and in tune with the retail/mixed-use market ensuring we are well informed of comparable properties/deals.
  • Assist SVP on annual budgeting and quarterly reforecasting for mixed-use assets.
  • Investor and client reporting.
  • Community engagement: Act as a brand ambassador for M2G Ventures, representing the company at industry events (ICSC, networking events, client/prospect coffees/dinners) to promote our mixed-use developments and leasing initiatives.
  • Support the team and workplace culture at M2G.

EXPERIENCE & EDUCATION

  • 5-7+ years of commercial real estate leasing experience required (with a primary focus on retail and mixed-use)
  • Bachelor’s degree in Real Estate, Business Administration, Finance, or related field; Master’s degree is a plus, but not required
  • Proven track record of driving rent growth in mixed-Use developments, with a strong entrepreneurial mindset and passion for Real Estate (please provide a deal sheet/track record of successes)
  • Demonstrated ability to develop and nurture strong relationships with key tenants and stakeholders
  • Leasing, tenant representation, property management and/or investment experience required
  • Incredible cross-functional collaboration skills
  • Comfortable working in a fast-paced, entrepreneurial organization
  • Active real estate Sales Agent license required
