About The Job

We currently have an exciting opportunity for a Lease Renewal Manager to join the Tailored Brands Real Estate team. The Lease Renewal Manager role will partner closely with the Real Estate Operations function and the Real Estate Directors to ensure the existing store portfolio is strategically managed to support company objectives related to maintaining the existing portfolio and support strategic market planning and growth. The Lease Renewal Manager will ensure all lease actions are monitored and proactively planned to maintain control of store operations. This individual will support Sr. Director Lease Admin & Real Estate Operations in developing, consistently reviewing, and maintaining end to end process execution for lease renewal tracking and reporting as well as the creation and execution of Operations Quarterly and Annual Business Reviews.

What You’ll Do | Key Accountabilities

  • Partner with business leaders to ensure business units meets/exceeds its targets and act as an integral member of the business unit teams
  • Partner with Data Analytics team and utilize sales forecasting model to assist Real Estate Directors with strategic market decisions, holistically evaluating existing and new opportunities.
  • In partnership with Real Estate Operations function, establish method for and successfully manage Quarterly Asset Reviews with Field/Operations Organization (RE, Maintenance and Construction)
  • In partnership with Real Estate Operations function, establish and oversee REC standards for all existing stores lease action dates.
  • Support annual occupancy planning process and periodic projection updates for the Business units
  • Maintain and develop continuous process improvement and standardization tools to ensure data accuracy, proactive pipeline management and feedback mechanisms to ensure decision alignment with Field/Operations teams.
  • Establish portfolio negotiation tool to effectively manage “package transactions” with larger landlord portfolios.
  • Partner with RE Operations and RE Directors to create and manage Portfolio Review process with larger landlord portfolios.
  • Oversee statuses and progress of third-party vendor group, through completion of current renewal pipeline project.
  • Monitor legal pipeline and partner with legal team to ensure document execution is completed, post deal approval.
  • Partner with Construction & Stores Facilities teams when remodel or repairs are required as part of deal negotiation.
  • Conduct ad-hoc analysis and special projects as needed

What You’ll Bring | Skills & Experience

  • Bachelor’s degree in Business or related field of study
  • 7 years of professional experience in a retail organization.
  • Demonstrated experience working with real estate financial models.
  • Advanced Excel skills required, proficient with Microsoft Office product suite
  • Advanced analytical skills coupled with an ability to interpret data, communicate findings, and propose recommendations.
  • Effective at evaluating situations and developing process improvement plans.
  • Excellent verbal and written communication skills.
  • Proven ability to balance competing priorities and secure resolution through interdepartmental collaboration.
  • Strong business acumen; retail real estate experience a plus.
  • Ability to perform and remain organized in a fast-paced, deadline-driven environment.
  • Aptitude to influence colleagues, peers, and cross-functional teams throughout the organization.

Work Environment, Physical & Mental Demands

  • Ability to sit and work at a computer keyboard for extended periods of time
  • Ability to stoop, kneel, bend at the waist, and reach daily
  • Able to lift and move up to 25 pounds occasionally
  • Must utilize visual acuity, speech and hearing, hand and eye coordination and manual dexterity necessary to operate a computer and office equipment
  • Hours regularly 40 hours per week, as work dictates, from a remote office location.

The starting salary for this position is $80,700 - $134,500 and may increase to $168,200 depending on merit, length of service with the Company, and other factors. We take into consideration an individual’s skills, background, and experience in determining final salary. Other compensation may include a 10% Annual Incentive Plan (AIP) bonus paid out according to policy. Base pay information is based on market location and may be subject to prevailing wage laws, if applicable.
