NEW: In partnership with StreetEasy, we took a look at NYC’s housing affordability crisis, and today we’re releasing data that sheds light on the links between accessible housing and a growing workforce. Our report analyzes citywide median rents relative to average wages, and found that tech workers could afford about one in three rentals on the market in 2023. For NYC to sustain its status as a top destination for talent – in tech and all other sectors – we simply must increase supply, decrease cost, and make housing more affordable. NYC renters are struggling with affordability. Amid soaring rents and upfront costs, New Yorkers earning the city’s average annual wage could afford just 4.4% of rentals on the market in 2023 — that’s fewer than one out of every 20 available rentals. Even tech workers — whose wages tend to be higher than average in a competitive labor market — could afford just one in three rentals in the city, according to StreetEasy analysis in partnership with Tech:NYC. Essential workers were hit hardest by the worsening crisis in NYC. New Yorkers in occupations such as healthcare support, food preparation, and transport services earned less than $70,000 last year, enough to comfortably afford less than 1% of NYC’s rental inventory in 2023. Our analysis underscores the urgent need for action. See our policy recommendations in the report.
