    Multifamily Centralization is bullshit*t. It's nothing more than a completely meaningless buzzword...floating about in the property management consciousness. Here's what actually matters to drive property performance in 2024 and beyond: FUNCTIONAL SPECIALIZATION Meaning... 1. Roles and processes that are designed for specialized functions to accomplish the critical goals of a property with deeper expertise and experience than a generalist otherwise could. 2. Team members in those specialized roles working together in a pod style structure to more effectively drive core property outcomes as a team: *better resident experience *higher revenue *better retention *more efficient operating costs *consistently higher NOI (and capitalized value) Centralization is often presented as "one size fits all" and usually just preserves the tired, old property management operating model by moving a generalist "Assistant Property Manager" role to work from the home office, instead of on site. Maybe there's a small sprinkling of proptech fairy dust on top to provide a sheen of "innovation". BUT Functional Specialization is a whole new paradigm. It's about a new set of specialized functions, roles, and teamwork. It may incorporate some centralization - but that is not the defining feature. There are functions and roles that are well suited to centralization (think oversight/planning manager, accounting, leasing, marketing, admin). Some functions and roles are better suited being as close to the residents as possible (think resident experience manager, services teams). These also vary based on property size, geography, specific business outcomes desired, and more. But the key is to design the functions and pods around the goals of a property or portfolio. It's hard to design and implement well. Real change is required. That is the challenge and the opportunity. We're leaning in hard at CHARLESGATE. #multifamily #propertymanagement #centralization

    I'll say it again. Start early. But can you actually get leases SIGNED 3-6+ months *prior to completion* on new multifamily projects? Sound crazy? It's not. We're proving that right now at #Bremen282. This 140 unit multifamily new development project in East Boston is scheduled to open in May 2024 - and we've already signed leases with the first groups of residents. Jared Clement and our new development lease-up team at CHARLESGATE built and started executing the go-to-market strategy last year - and started meeting prospective residents last month, many of whom have applied and signed up to move in upon completion. In addition to having first residents signed, we also have a large list of prospects to continue to nurture and accelerate absorption - many months prior to opening. After the success at Zero Athens, I'm psyched to be continue to build our partnership with the Transom Real Estate team Neal Howard, Bryan D. Lee, Todd Stafford and Peter Spellios and their design forward approach to development - and also Steven Bonelli and the Lighthouse Real Estate Investments team. Nothing better than working with forward-thinking develppment teams who are willing to challenge conventional wisdom! It's another inspiring design by RODE Architects Inc.
