All great advice. Best way to find local photographers is to ask other agents, especially ones whose work you would like to emulate.

First, consider hiring a freelance photographer who specialize in real estate photography. They often offer competitive rates compared to larger agencies. Ask colleagues, agents, or brokers for recommendations or referrals to photographers they have worked with.. (I know that many of them wouldn't be happy to share, still... I would give it a shot! lol). Utilize websites like Upwork, Fiverr, or local photography directories.. they can connect you with talented photographers at affordable price points. Try to negotiate "bulk deal" with the photographer, they're often come around if they know that you'll be using their services more often if they would be more reasonably priced.

Timing is key to have assessed photographer before you need them to optimise when all is new and staged. Use 360 photos too when it is all done and ready. Before even letting it. (See my entry on 360 photos too.)
Start by researching local photographers and compare their portfolios to gauge the quality of their work. Look for diversity in their shots and check if they have experience in real estate photography specifically. Personal referrals can also be valuable, so don't hesitate to ask your network for recommendations. This can often lead to discovering talented professionals who offer competitive rates.

In the world everything is available online, there is hardly anything that is not available online. But one needs to first identify the correct/ appropriate source and thereafter evaluate the options and then choose what aligns with the needs and budget.

Understand what you are looking for: editorial pictures which convey more than just the space, tell a story. A story of style, comfort, safety, peace or serenity, if that's what your potential buyer is looking for. Look at the websites of the photographers and see what their work looks like. Short of an understanding of photography, see if a photographer has worked with bigger listings and gained experience that way.

In today's digital age, there are technological solutions that can help reduce costs. Virtual staging and photo editing software can enhance photos without the need for expensive physical staging. Ask photographers if they utilize such technologies and how they can fit into your budget. This can be a cost-effective way to achieve high-quality results.

In my experience, as markets tighten, agents need new ways to save and be more efficient. I market the Matterport platform to allow agents to showcase a home with 24/7 access while offering package pricing where a realtor is presented with a complete listing solution. In this way, they save on the front end investment in a listing, and on the showing expenses and discomfort to the seller during the process.

When considering cost-effective strategies in today's digital landscape, leveraging virtual staging and photo editing software can significantly impact your budget. I recommend discussing with photographers the integration of these tools into your workflow to achieve high-quality results without the need for expensive physical staging. By embracing such technologies, you can enhance your photos efficiently and effectively, ultimately reducing costs while maintaining professional standards.

Leveraging technology can significantly reduce costs in real estate photography. Virtual staging and advanced photo editing software can enhance images without the expense of physical staging. Inquire if photographers use such technologies, as these can fit into your budget while still achieving high-quality results. Embracing digital solutions is a cost-effective strategy to maintain quality.
Finally, planning ahead can save you money. Scheduling shoots during off-peak seasons or booking multiple shoots at once may lead to discounts. Also, preparing the property in advance—ensuring it's clean, decluttered, and well-lit—can reduce the photographer's time on site, potentially lowering costs. Good planning not only helps with budgeting but also ensures a smoother photography session.

Taking pictures "off season" might not be possible. In the current market it is imperative to get to the market asap. Planning ahead should encompass a deep cleaning, including windows, staging if necessary and/or possible and ideally having someone with photography experience present who will look at the contemplated shot on an iPad and straighten up curtains/cushions/throws, make sure shots are well composed, interesting and all details are in place.

To optimize your photography budget, consider planning strategically. Schedule shoots during quieter periods for potential discounts. Booking multiple shoots together can also result in cost savings. Additionally, preparing your property in advance by ensuring it's tidy and well-lit can help streamline the photography process. Efficient planning not only aids in financial management but also contributes to a more seamless photo session.
